Lake Travis is an an incredibly popular place to have waterfront property. Just west of Austin, Lake Travis starts at Mansfield Dam and winds about 63 miles thru the Central Texas Hill Country. Because of its vicinity to Austin, its extremely clear water and the added drama of being in the Hill Country, Lake Travis waterfront property is extraordinarily fascinating. The south shore of Lake Travis is a more popular place to possess a waterfront home than the north shore.

This is as the south shore is nearer to downtown Austin and the airfield. It has also got fast access to much more shopping. Communities on the south shore include Lakeway, The Hamlet of The Hills, Briarcliff, Hudson Bend and Spicewood. There are some really exclusive gated communities on the south shore of Lake Travis. Costa Bella and Vineyard Bay are the nearest to downtown Austin. Angel Bay, The Coves on Lake Travis, Barton Stream Lakeside and Lakecliff are also fantastic gated communities, but they're further out on Lake Travis. The town of Lakeway has some of most impressive waterfront houses on Lake Travis. In 2005 there were 91 waterfront homes sold in the Lake South area of the Austin MLS. This is largely the south shore of Lake Travis.

The average sold price per square foot was just over $341. That gives the reader an excellent idea of the value of a waterfront home on Lake Travis. Waterfront lots on the south shore of Lake Travis became infrequent and pricey. Current Lake Travis waterfront lot lists are priced from around $500,000 to over $3 million.

Because south side properties have now become a bit limited and dearer, the north shore has begun to become more engaging. The north shore hasn't developed like the south shore has re better subdivisions and shopping, but that's changing. Lots of the north side of Lake Travis will be from twenty mins to an hour further from central Austin than the south shore. So anybody purchasing there must keep this under consideration.
